Ghaziabad Residents Will Have To Pay Around Rs 4k-5k More In House Tax

The Ghaziabad Municipal Corporation (GMC) has commenced the assessment of house tax for the fiscal year 2024-25. These rates vary between Rs 3.5 per square foot to Rs 4 per square foot, contingent on factors such as the width of the road in front of the property and its location.

Ghaziabad: The Ghaziabad Municipal Corporation (GMC) has initiated the assessment of house tax for the fiscal year 2024–25 based on revised rates, ranging from Rs 3.5 per square foot to Rs 4 per square foot, depending on factors such as the width of the road in front of the property and its location.
According to a GMC official, the criteria primarily determining the new tax slab will include the DM circle rate, the width of the road outside the house, and its location. For properties with a road width of less than 12 metres, the house tax rate stands at Rs 3.5 per square foot, compared to the earlier rate of Rs 1.61 per square foot. Similarly, properties with road widths ranging from 12 metres to 24 metres will now incur a tax rate of Rs 3.75 per square foot, as opposed to the previous rate of Rs 2 per square foot, as per a Times of India report.
Furthermore, areas with higher DM circle rates will also influence house tax rates. “For instance, Kavinagar’s DM circle rate is higher than that in Shaheed Nagar. On average, there will be an annual increase of Rs 4,000 to Rs 5,000 in house taxes,” the official noted.
According to GMC's survey, the number of properties in the city has surged from 4.5 lakh to 6.3 lakh, indicating a potential increase in the corporation’s revenue of Rs 60 crore. The corporation had previously announced higher tax rates in January of this year.
The official explained that category A denotes affluent localities, while categories B and C are designated for areas that are relatively less developed. These areas have been carefully categorised based on various criteria, with the width of the road in front of the house being a significant factor.
He highlighted that localities such as Rajnagar, RNE, Vasundhara, and Shastri Nagar are equipped with more civic amenities and are considered affluent. In these areas, where the road width in front of houses exceeds 24 feet, the tax rates have been set at Rs 4 per square foot.
Additionally, the survey also included vacant plots for assessment purposes. Furthermore, property tax on industrial establishments will be calculated under category C, where the tax slab is lower, with the aim of promoting growth in the industrial sector.
